Can I Still Buy Coastal Property in Portugal?

I’ve heard that you can no longer get coastal properties in Portugal and the D7 visa is only available as long as you don’t live on the coast. Is this true?

Hi Robert,

There are no restrictions on where you live with Portugal’s passive income (D7) visa.

You might be thinking of Portugal’s residency by investment visa (Golden Visa), which has new rules restricting investors from buying properties in popular urban areas like Lisbon and Porto, popular coastal areas like much of the Algarve, and coastal towns like Setúbal and the Silver Coast.

There are general building rules in Portugal that restrict you from building within 500 meters of the shore. But you can still buy and live in properties that were built before the rules were introduced.

Plus, “within 500 meters” isn’t that much of a restriction. You can very much buy in a community that meets this restriction and still feels coastal.

In Portugal’s Algarve for example—a beach-lover’s paradise—members of my Real Estate Trend Alert group have locked down homes in amazing coastal communities. Particularly in the historical beach town of Lagos.

Our most recent deal was in the community of Dona Ana. It was an opportunity to own luxury condos just a six-minute stroll from the golden sands that Condé Nast Traveler and the Huffington Post voted “the best beach in the world.”
