When is the Next RETA Deal in Playa del Carmen?

I read that you may be doing a deal on a Playa del Carmen condo soon? I’m interested in the Playa del Carmen area. Any idea of when you’ll have that planned so I can get into your RETA?

Hi David,

I’m always looking for deals in Playa del Carmen. Playa has been the location of many of our most profitable Real Estate Trend Alert (RETA) deals. It’s a booming beach town with millions of visitors each year. Vacationers, snowbirds, part-time expats, extended vacationers, the work-from-home crowd, digital nomads… They come to Playa for the tropical woeather, white-sand beaches, magical cenote adventures, shopping, dining, and incredible nightlife.

All this spells great opportunity for real estate investors.

For instance, in April 2017, I brought members of my RETA group a deal on two-bedroom condos from $198,600 in Siempre Playa in Playa del Carmen. As of July 2022, two-bed condos in this thriving community were listing at $371,676 retail.

That’s a $173,076 jump in five years. And, RETA members who own in Siempre Playa have been staying in and renting out their condos since taking possession in spring 2021. According to data from the developer, occupancy in this prime location is between 85% and 90%, with owners setting rates of $95 to $110 per night for one-bedroom condos and $150 to $200 for two bedrooms.

Mid- and long-term rentals have also entered the mix in a serious way. Digital nomads are seeking out three- and six-month contracts, with online entrepreneurs and remote workers looking for year-long arrangements or more. In Siempre, owners are charging $1,500 to $1,900 per month for a one bedroom and $2,500 for a two bedroom. These long-term rentals are on the rise elsewhere on my beat, and present an intriguing investment option for owners.

In another June 2021 Playa deal, RETA members could buy into a new community called Singular Dream. Condos ranged from $174,600 for fully-furnished, turnkey one beds (furnishings valued at $15,000) to $265,304 for fully-furnished two beds (with a furniture pack valued at $23,000).

Phase One construction of Singular Dream is complete. And RETA members began taking possession of their condos in July 2022. To give you an idea of how well RETA members did, the developer’s list price for a one-bed condo was $331,073—an uplift of $132,473 from the average RETA member price ($198,600).

I’m keen to secure a new deal for RETA members as soon as possible. The opportunity is growing more urgent… Prime land in Playa was already scarce. Now in the Era of Scarcity, with soaring demand and dwindling supply, finding a deal that meets our criteria is even more challenging.
